Carefully Curated Adaptive Reuse
With decades of experience repurposing Baltimore’s industrial buildings, Himmelrich Associates continues to lead the city’s adaptive reuse movement. Our team is known for turning underutilized or environmentally challenged sites into thriving commercial destinations—blending smart design, modern amenities, and respect for historic craftsmanship.

Fully Restored 19th Century Mills
Meadow Mill and Mt. Washington Mill were among Himmelrich’s earliest adaptive-reuse projects—two former cotton mills reimagined into active retail and office hubs. Today, they’re home to national brands like Whole Foods, PNC Bank, and Starbucks, plus beloved local businesses including Stone Mill Bakery and La Cuchara. These spaces now support everyone from individual consultants to leading design, tech, and nonprofit organizations.

Dedicated to Urban Development
Following the mill transformations, Himmelrich Associates took on the ambitious restoration of the Montgomery Ward Catalog House—revitalizing more than 1.3 million square feet of historic industrial architecture into the Montgomery Park Business Center. Now home to a mix of commercial and government tenants, Montgomery Park is a nationally recognized success story in adaptive reuse and sustainable redevelopment.
